How can you achieve a record sales price when selling your home? There are a few simple steps you can take to get more than top dollar.

The first step is to have an evaluation done on your property from a staging and condition standpoint. When looking at the condition of your property, make sure you’re paying attention to the exterior of your home as well. Good curb appeal is important, so trim the lawn, plant some flowers, and paint the front door so your property looks like a million bucks.

On the inside of your property, make sure everything is clean. Add a fresh coat of paint, clean or replace carpets, and make sure you have some nice finishes. If all the other homes in your neighborhood have granite countertops, get granite countertops. The condition of your property has to compete with the other homes in your neighborhood that are selling for top dollar.

Do not overprice your home unless you want it to sit on the market.

Staging is also important. The home needs to be staged properly, so declutter and depersonalize. You want buyers to be able to envision themselves living in your home and picturing where they will put their own possessions, not focusing on yours.

Once everything is set up, the next step is to price your home aggressively. Don’t overprice your property; no one will come to look at it. If you overprice the home, you are doing yourself a disservice. Listen to the professionals and price your home within market value. Then, let the buyers drive the price up.

Finally, make sure that you work with a Realtor who has an aggressive and proven program. That way, you know you’re going to get maximum exposure. After all, if no one knows your house is for sale, no one will come and buy it.
